Lakeview Inn is offers lodging for family, group and small corporate gatherings. 16 guest rooms, all with private baths, make it the perfect place to stay. You can also choose to have your special event at a local restaurant, summer camp, or even the Songo River Queen II paddle wheeler. Then enjoy the convenience of returning to your comfortable accommodations at the inn for a good night’s sleep.

Cyclists, skiers, leaf peepers and other groups touring the area will find that Lakeview Inn provides plenty of space for guests to get together and socialize, but also gives you the privacy of your own room and bath. Regardless of your group activity the convenient location of the inn makes it the perfect home base from which to start your Maine experience.







In the morning, gather together in the large dining area that can seat 30 people and share stories of the night before. Enjoy a bountiful breakfast with friends and make plans for the day. After an exhausting day of fun, meet on the covered porch with a cool beverage and ponder over which of many fine restaurants to try.

Room Block Process and Policies
Here’s a detailed breakdown of how our room blocks work, including our policies:
Deposit and Fees
Deposit Requirement: A $1,500 deposit is required to secure your room block. This deposit ensures the selected rooms are held exclusively for your guests and aren’t available to the general public.
Group Hosting Fee: A non-refundable $250 Group Hosting Fee is applied when reserving a room block. This fee covers the administrative time and resources needed for private group bookings, including creating your custom booking link, locking in room prices, providing guest support, pre-event coordination, and ensuring room hold exclusivity and pre-arrival preparation.
Deposit Forfeiture for Unsold Rooms: Your $1,500 deposit will be used to cover any unsold rooms within your block. Please note that you are responsible for any unsold rooms, and the cost could exceed the initial deposit amount.
Deposit Refund for Fully Booked Blocks: If all rooms in your block are booked by your guests before the release date, your $1,500 deposit is fully refundable. Please allow 7–10 business days for the refund to be processed. The $250 Group Hosting Fee is non-refundable.
Room Block Release and Booking
Room Block Release: Your room block will be released 30 days prior to your event date. Any rooms not booked by this time will become available to the general public.
Online Booking Link: Once we receive your deposit, we’ll send you a unique reservation link. You can share this link with your guests on your event website, in email invitations, or any other communications, allowing them to easily book rooms within your dedicated block.
Cancellation Policy for Room Blocks
We understand plans can change. Here are our cancellation terms for group room blocks:
- 180 days or more before the event: 50% of the $1,500 deposit will be forfeited.
- 179 to 90 days before the event: 75% of the deposit will be forfeited.
- 89 days to the event date: 100% of the deposit will be forfeited.
Please remember that the $250 Group Hosting Fee is non-refundable under all circumstances, as it covers administrative services that begin as soon as your reservation is confirmed.
Individual Booking Option
If you decide not to reserve a dedicated room block, all accommodations at Lakeview Inn will remain open to the general public on a first-come, first-served basis, including your event guests.
Please be aware that without a room block, event-related communications—such as shuttle schedules, gift bag distribution, or wedding agendas—will be the sole responsibility of your event coordinators. These materials will not be posted or distributed by Lakeview Inn, as we may be hosting other guests not affiliated with your celebration.
Room Rates and General Policies
Occupancy and Pricing
Each room at Lakeview Inn is priced for double occupancy (2 guests). Rates vary based on room selection and occupancy and are subject to Maine’s 9% lodging tax.
As a smaller inn with high seasonal demand, we do not offer general discounted rates during the summer months. However, guests booking multiple-night stays may be eligible for special pricing based on the length of their stay.
Additional Guests: For any additional guests—regardless of age—a charge of $35 per person, per night will apply. Not all rooms can accommodate more than two guests, so please inquire ahead of time if you have extra guests to ensure suitable accommodations.
Children & Family Stays: We welcome families and well-behaved children. However, please note that the Inn is designed for quiet comfort and relaxation and may not be ideal for rambunctious play. We kindly ask parents to ensure their children are respectful of the tranquil environment and other guests.
Accessibility
- Lakeview Inn was built in 1906 and retains its historic charm, including a multi-floor layout. We do not have any guest rooms on the main floor, and there is no elevator on the property. All guests must be able to navigate stairs with their luggage to access their accommodations. We appreciate your understanding and encourage guests with mobility concerns to reach out before booking.
Check-in/Check-out
- Standard check-in is between 3:00 PM and 7:00 PM. Early check-in requests may be accommodated based on room availability but are not guaranteed and will incur a $35 early check-in fee if approved. Check- out is no later than 10 AM
Amenities
Breakfast: A complimentary set-menu breakfast is included with each stay. Guests with specific dietary restrictions or allergies should plan accordingly.
Parking: Each room includes one dedicated parking space. If guests are sharing a room and arriving in separate vehicles, we kindly ask them to carpool or make alternative parking arrangements in advance.
Cancellation Policy for Individual Reservations
For individual reservations, our cancellation policy is as follows:
Standard Cancellation Fee: All confirmed reservations are subject to a $50 cancellation fee, regardless of how far in advance the reservation is canceled, unless travel protection was purchased at the time of booking.
Late Cancellations (14 Days or Less): For cancellations made within 14 days of arrival, guests are responsible for the full charge of their entire reservation. This applies even if the guest arrives late, leaves early, or does not check in at all.
No-Shows: Guests who do not arrive for their scheduled stay will be charged the full amount for all reserved nights.
We highly recommend purchasing a trip protection policy to help safeguard against unforeseen changes. Coverage can be added during online booking at lakeviewinnmaine.com, or guests may wish to inquire with their credit card issuer or insurance provider.
Event-Specific Information
- Not a “Vacation House Rental”: While your guests will be utilizing rooms at the Inn, this is not a “Vacation House Rental.” Your guests are entitled to the same standard services provided to all individual guests of the Inn, except where specific services or amenities have been pre-arranged and agreed upon with management.
Pre-Party/After-Party Gatherings: Any pre-party or after-party gatherings held at the Inn require advance approval from management. If approved, a special event fee of $350 will be applied to the credit card on file used for the group deposit. Any damages incurred during these gatherings will also be charged to the same card.
Holiday Weekend Minimum Stay: Due to your event coinciding with a holiday weekend, a three-night minimum stay per room is required for all special event bookings. Guests wishing to extend their stay beyond the three-night minimum may do so based on room availability.
Pre-Celebratory Activities: If you are planning any pre-celebratory gatherings before your event, we recommend guests attending those activities arrive at least one day earlier. To assist with communication and coordination, please provide a schedule of wedding-related activities and details on any planned shuttle services or guest transportation
