At the Lakeview Inn in Naples, Maine, we look forward to welcoming you. Please ensure you read all policies before making your reservation. You can make your reservations by clicking on the “BOOK NOW” button or by phone at (207) 693-9099. You will be charged for , your first night’s stay and all reservations must be secured with a valid credit or debit card.
Our guestrooms are for priced per night for double occupancy, which means two people staying in room regardless of how many it can accommodate. Any additional people in the room regardless of age are subject to the additional guest fee as detailed below under “Extra Guests”.
Maximum Occupancy: guest rooms are designed for the comfort and safety of two guests only. Additional guests—including children—must be declared in advance and approved by management. Unregistered guests will incur a $50 per person, per day fee and may result in cancellation of your reservation.
Your first nights deposit will be taken at the time of booking, unless you book 14 days or less before arrival at which time the full reservation balance will be required. Final payment of your reservation will be processed 14 days before your arrival to the credit card on file.
Minimum Stay Requirements at the Lakeview Inn:
- Non-holiday weekends: Two-night minimum, we may accept a one-night stay based on availability.
- Holiday (Sunday through Thursday): Two or Three-night minimum.
- Special Events weekends: Three-night minimum or call to make special arrangements.
Check-In and Check-Out:
Check-In is from 3:00 pm to 7:00 pm. There is an early check-in fee of $35 per room if the room(s) in question are ready and available. If you will be arriving after 7:00 pm, please notify us of your approximate arrival time on the day of arrival so that arrangements can be made. Keep in mind that there is a $35 late check-in fee per room reserved for arrivals after 7 pm. Check-out is at 10:00 am.
Cancellation Policy:
Travelers who cancel 2 weeks or more before the day of check-in are charged a $50.00 cancellation fee.
Travelers who cancel less than 2 weeks before the day of check-in (including no-shows) are charged 100% of the booking amount. Unless travel protection was purchased when the stay was booked through our website at lakeviewinnmaine.com.
Cancellation Notification Requirements:
For cancellations 14 days or less before arrival, you will be held responsible for all room charges on the entire reservation. Guests are liable for payment of all nights reserved regardless of their actual arrival/departure date. No-shows are also responsible for full payment of their entire reservation.
To protect yourself from unexpected circumstances we recommend that you exercise your option of purchasing a trip protection policy should you need to cancel your reservation. We offer a trip protection policy which you can be added when making your reservation through our website at lakeviewinnmaine.com. You can also follow up with your insurance carrier or credit card issuer and inquire about travel protection through them.
Additional Policies:
- The Lakeview Inn is a smoke-free Inn. Smoking is not permitted on the property is strictly enforced. A $350.00 fee will be assessed to the credit/debit card on file for anyone who smokes inside the Inn or on Lakeview Inn property. There may be an additional fee If there is a need for additional cleaning or if we find that damage has been done to the room during your stay.
- Extra Guests: Rates are based on double occupancy. There is an additional charge of $35-$50 per day for each extra guest staying with you during your stay, regardless of age, and this must be approved by management in advance.
Children Staying at the Lakeview Inn
- We’re thrilled to welcome your little ones to our cozy retreat. However, to ensure a pleasant experience for all our guests, we kindly ask that children be well‑behaved and always accompanied by an adult.
- Please remember: children may not be left alone in their rooms or the common areas at any time. If we notice any unaccompanied children, we will promptly request that a parent or guardian join them.
- As parents and guardians, you play a vital role in maintaining a peaceful environment. We rely on you to ensure that your children do not run through the hallways or leave toys scattered in the common areas, porch, or lawn. Additionally, jumping on furniture—whether indoors or outdoors—is not permitted.
- We sincerely appreciate your cooperation in helping us keep our space tidy. If Lakeview Inn staff find it necessary to clean up after your child(ren), a cleaning service charge of $50 per incident will be applied to the credit card on file. Any damages incurred will be the responsibility of the parent(s) and/or guardian(s) and will be charged accordingly.
- Guests who do not adhere to the policies of the Inn may be required to vacate the premises, and any payments made will be forfeited.
Guest Room Entry Policy
- Inn staff do not enter guest rooms while they are occupied, except in the event of a verifiable safety, security, or maintenance emergency.
- Housekeeping service is provided only when the room is unoccupied, unless the registered guest is present and has requested service at that time.
- Requests for housekeeping or maintenance may be rescheduled if any person remains in the room.
Visitors and Overnight Guests
- Registered guests are responsible for the behavior and actions of any visitors they invite onto the property.
- Visitors are permitted in guest rooms only when accompanied by the registered guest.
- Unregistered overnight guests are not permitted without prior approval from the innkeeper and may result in additional charges or the visitor being required to leave.
Safety and Intoxication
- Guests are encouraged to make safe transportation choices. However, allowing an intoxicated person to remain in a guest room does not override our visitor and occupancy policies.
- If staff have reasonable concern for the safety of any person on the property, they may enter a guest room for a welfare check and may contact emergency services as needed.
Authority of the Inn
- The inn reserves the right to enforce all house policies at the discretion of the innkeeper, including limiting visitors, denying access, or terminating a stay when policies are violated.
- Lakeview Inn is proud to offer an allergy-conscious environment for the comfort and safety of all our guests. In support of this commitment, we do not accommodate pets on the property. Only certified Service Dogs, as defined by ADA guidelines, are permitted to stay at the Inn. We kindly ask that guests inform us in advance if they will be traveling with a Service Dog so we can prepare appropriately. This policy helps us uphold a clean and healthy environment while ensuring accessibility for those with medical needs.
- Candles & Incense Policy: For the safety and comfort of all guests, burning candles, incense, or any open flames is strictly prohibited in guest rooms and anywhere on the property. This policy helps us maintain a safe, allergy-friendly, and peaceful environment throughout the Inn. We appreciate your cooperation and understanding.
Breakfast & Dietary Considerations
At Lakeview Inn, we are pleased to offer our guests a delicious complimentary breakfast each morning as part of their stay, even though many inns do not provide meals. Because this amenity is offered at no additional charge, our kitchen prepares a set menu daily, and menu substitutions are very limited.
Guests with food allergies or dietary restrictions are responsible for managing their own needs and should plan accordingly, as we are unable to accommodate all dietary requirements. For those bringing personal food items, a guest refrigerator is available on the third floor in the Guest Convenience Center.
Please note that nuts are used in our kitchen, and while we take care to avoid cross-contact where possible, we cannot guarantee an allergen‑free environment. Guests who prefer to forego our complimentary breakfast will find many local dining options to explore and enjoy in Naples.
Notice to Guests:
- Property Ownership & Guest Responsibility: Lakeview Inn is a privately owned property, and management reserves the right to refuse service to anyone at its discretion. We appreciate your understanding and cooperation in helping us maintain a safe and respectful atmosphere for all, but kindly note the following:
- The Inn is not liable for accidents or injuries that may occur to guests while on the property.
- We are not responsible for the loss of money, jewelry, or personal valuables. Guests are encouraged to secure their belongings and exercise care during their stay.
- We are not responsible for items left in room. Please check your room thoroughly for personal items before leaving as there is a minimum charge of $25.00 in addition to postage for all items that are mailed to guests.
- Guests are provided one room key at check‑in for access to their guest room during their stay. To maintain security for all guests, keys must be returned at check‑out. If a key is not returned, a $45.00 replacement fee will be charged to the credit card on file.
Security cameras – common areas only
For the safety and security of our guests, staff, and property, Lakeview Inn uses security cameras in select common areas, including exterior entrances, parking/yard areas, porches, and interior public spaces such as the dining room, lounge, and guest kitchen. These cameras are used solely for security, safety, and operational purposes. Cameras are never placed in guest rooms, bathrooms, or any other area where there is a reasonable expectation of privacy. Our system records video only and does not record audio.
